Roof Moisture Surveys

Roof Moisture Surveys are the best way of identifying areas of water damage within a roofing system.  Our Roof Moisture testing options allow us to survey almost all low-slope roofing application.  Roof Moisture Surveys are ideal for Contractors, Building Owners, Architects, Engineers and anyone who wants to know the condition of their low-slope roof. 

Infrared Roof Moisture Survey

On a sunny day all flat roofs heat up from the direct rays of the sun.  Once the sun goes down, the dry areas of the roof cool off rapidly while the wet areas retain a "heat signature".  This is why all Infrared Surveys must be done after sunset to make sure the results are accurate.  Our state-of-art infrared cameras are capable of spotting these heat signatures for us to record.

Once our trained technician has marked out all of the suspected areas, we perform a core cut (us or assistance from a contractor) to confirm our findings.

Nuclear Roof Moisture Survey

When Infrared is not an option, Nuclear Moisture testing is another great way to find out the true condition of a flat roof.  If a roof has large ballast, it prevents the sun rays from heating up the roof and alternative methods must be used to locate moisture within the system.  Nuclear readers emit tiny amounts of radiation into the system to locate hydrogen ions which indicates water presence. By detecting these ions, we are able to detect water deep into the roof system.

Once our trained technician records all of the numbers provided by the Nuclear gauge, they will take core cuts to calibrate and determine the moisture areas.

Electronic Leak Detection

Once our trained technician has marked out all of the suspected areas, we perform a core cut (us or assistance from a contractor) to confirm our findings.  All cuts are recorded as well as all of the water damaged areas on the roof itself as well as our detailed reports.

Electric Leak Detection

Electric Leak Detection testing also known as Electric Field Vector Mapping is a great way to pinpoint breaches within a roof system. An electrical field is created on the surface on the membrane and water is used as the medium to locate breaches by completing electrical currents with the deck of the building.  It is the ideal test for roofs with overburden (green roofs and ballasted roofs) or when installing new roofs with overburden.  

 

Our technicians will pinpoint all areas and we mark them on our report for further repairs.  There are different methods of ELD testing that may suit your roof better: Low Voltage, High Voltage and a combination of both.
